The net asset value (NAV) of EfTEN Real Estate Fund III AS was €20.0053 at 31 July 2022, an increase of 0.7% in July. The net value of EPRA shares (EPRA NRV – accounting net value excluding the fair value of deferred income tax liabilities and interest rate derivatives) was EUR 21.29 at 31 July 2022. The EPRA NAV rose 0.8% in July.
Consolidated rental income for July was €1,122,000, an increase of €7,000 from the previous month. This increase was due to the leasing of vacant space in the Evolution office building.
In the seven months of 2022, the fund earned a total of €7,735,000 in rental income (16% more than in the same period last year) and an EBITDA of €6,799,000 (also 16% more than last year). His EBITDA for investment properties, calculated on a comparative basis, increased by 9% year-on-year this year.
This year the fund’s seven-month EPRA profit per share was €11.10 (up 6.1% from last year). Fund expenses accounted for 13.01% of rental income (last year: 13.03%)
The consolidated capital of EfTEN Real Estate Fund III AS was €114.78 million at 31 July 2022 (31 December 2021: €96.91 million).
