DAY-OP Center of Long Island has leased a 13,233-square-foot medical office building on 1.38 acres at 225 Froehlich Farm Blvd. at Woodbury. DAY-OP will build an ambulatory surgery center on the premises. JLL’s Eric Launer and Dawn Mirko represented the tenants, and Timothy Parlante, Director of Leasing for The Feil Organization, acted as the landlord’s in-house representative in the lease transaction.

1295 Northern Blvd, Manhassett

Exchange Right Real Estate LLC, a real estate investment firm based in Pasadena, California, has acquired a 61,916-square-foot supermarket building on a 4.48-acre site within the Uniondale Shopping Center at 1121 Jerusalem Street in Uniondale for 24.75 million. I bought it for dollars. The property is leased to ShopRite. The seller, New Jersey-based First National Realty Partners Red Bank, purchased the supermarket property in August 2020 for $19.5 million. Aaron Bush of JRW Realty represented the buyer and Prodigy Real Estate Group represented the seller in the Uniondale sale transaction.

MLS Builders Corp. has leased 1,000 square feet of office space at 1650 Sycamore Avenue, Bohemia. Michael Zere of Zere Real Estate Services represented the tenant and his landlord, Bridgeview Holdings Corp., in this lease transaction.

22 Bayville Avenue, Bayville

22YRC Lo Properties LLC is a Mt. Sinai-based real estate investor-registered entity that has developed a 9,494-square-foot mixed-use building on a 0.44-acre site at 22 Bayville Avenue in Bayville for $3.9 million. I bought it. The fully occupied building has four two-bedroom, two-bathroom rental apartments spread across four commercial spaces. Tim Petrou and John Pszczola of Blue Shark Realty Group represented the buyer and John Magnani of DGNY Commercial and Janine Fakiris and Giselle DiMasi of Daniel Gale Sotheby’s International Realty represented the seller, 22 Bayville Avenue LLC.

180 Heartland Blvd, Edgewood

FIVF-III-NY1 LLC, a Manhattan-based real estate investment fund, has purchased a 24,000 square foot industrial building on two acres at 180 Heartland Blvd. At Edgewood he made $4.95 million. Property is fully leased to Biochemical Diagnostics. Philip Shwom of Schacker Realty represented the buyer and seller of his BCDI Realty Company in the sale transaction.
