Part of strategy to transform chemical manufacturing facility into 21st century last-mile warehouse sold

Avison Young has arranged to sell Sun Chemical’s manufacturing facility at 390 Central Avenue in East Rutherford to Deugen Development. Sales of ±47,310 square feet of industrial space will evolve into a state-of-the-art facility to meet the ongoing needs of e-commerce and last-mile delivery.
The seller, Sun Chemical Co., has appointed Timothy Cadigan (Principal), Matthew Tarse (Principal), Judy A. Troiano (Vice President), and John Jannis (Vice President), all of whom work in the company’s Morristown office. ) was represented by The buyer, Dugen Development, represented.
“The opportunity to transform Sun Chemical’s property into a thriving part of a 21st century economy is a very exciting challenge for our team and a great opportunity for Dugen Development to recognize not only the future of the property, but the value of its location. I’m thrilled with what I did,” said Cadigan. “This transaction has not only functionalized an outdated property, but has allowed us to monetize surplus real estate for our clients and expand services and jobs to Bergen County.”
The building includes ±3,000 square feet of build-to-suit office space, 41 parking spaces and over 45,000 square feet of divisible warehouse space. Our location near the New Jersey Sports and Exposition Authority (NJSEA), Routes 3, 17 and the New Jersey Turnpike provides excellent access to the area and the worker pool. The expected building modernization will begin in mid-to-late Q3 2022.
